To-do list for the seller of a property

You can sell the entire property, a specified area, i.e. parcel of the property, or a share of the property (for example, 1/3).

Before the Property Transaction

  • Before the real estate transaction, check
    • the certificate of title for the up-to-date owner information
    • the certificate of encumbrances for outdated or unnecessary entries
    • the cadastral register extract for the up-to-date access rights and restrictions.
  • You can purchase excerpts and certificates related to the property from our online service. Read about ordering paid excerpts.
  • Provide the buyer with the certificate of title, certificate of encumbrances, and cadastral register extract for review.
  • If you have mortgages on your property, agree with the buyer to amortize or transfer them to the buyer or the buyer's bank. Learn more about changing mortgages. Record what you have agreed in the deed of sale.
  • Please note: If you are a shareholder in an estate and are selling a property in the name of the deceased, you should seek clarification of ownership before the sale. as this way, you will not need to provide the buyer with the deed of estate inventory and a detailed extract from the Population Information System for the registration of ownership. After clarifying the ownership, the property transaction can also be carried out electronically in the Property Transaction Service.
  • If you are selling a part of the property, i.e. a parcel, attach a map marking the area to be sold to the deed of sale. You can draw a map of the area for sale in MapSite with the Measure Area function. You can print the map you have drawn for free.

In the case of a property transaction

  • Selling your property is easiest with the Property Transaction Service. With it, it is possible to create and sign the deed of sale anywhere and at any time, nor will the transaction require a public purchase witness. Make sure to read the detailed instructions.
  • If you cannot make the trade in the Property Transaction Service, prepare the deed of sale on paper. If you do, you will also need a public purchase witness to verify the transaction. Find contact details for a public purchase witness.
