Registering the leasehold secures a landowner’s rights to a land that they are leasing.
You need to attach the original agreement to the application. You can send the documents by mail or bring them to an NLS customer service point. The documents will be returned as soon as possible.
If you have bought a house that is on a leased plot, you must apply for a transfer of the leasehold.
How to apply for the registration of a leasehold
The best way to apply for registration depends on your situation:
- A lease agreement can be created electronically with certain municipalities and cities through the Property Transaction Service. Check with your landlord if they’re already using the National Land Survey’s electronic services.
You can apply for registration by yourself in the National Land Survey's e-service.
- individual customers in Finnish and in Swedish
- organisational customers in Finnish and in SwedishSelect ‘Kaikki kiinteistöt’ (All properties) and use the property identifier to search for the property whose area the leasehold concerns. Click ‘Rekisteröi vuokraoikeus’ (Register leasehold) and fill in the application.
Persons that are registered as having the right to sign on behalf of an organisation in Trade Register can sign in to the service on behalf of an organisation.
Registration of leasehold is paid in the NLS e-service when you submit the application.
- An intermediary (such as a bank) can submit an application on your behalf.
- If you cannot use our online services, you can also apply for the registration with a suomi.fi form in Finnish or in Swedish.
You must apply for the registration of a leasehold within six months of signing the agreement, if
- the leasehold can be given to a third party without hearing from the landowner
- the land contains buildings that belong to the tenant
- it is allowed to construct buildings that belong to the tenant on the land.
Changing or extending a right of lease
Applications for changing a right of lease or extending an existing right of lease cannot be submitted in the e-service. If you want to change or extend your existing right of lease, use the application form available in the suomi.fi service in Finnish and in Swedish.
