The lender (usually a bank) applies for the registration of a pledge when an owner apartment is used as security for a loan. The pledge is registered in the Residential and Commercial Property Information System of NLS, and it replaces the process of providing the lender with the share certificate as a pledge.
In order to register a pledge, the ownership of the apartment must be registered in the Residential and Commercial Property Information System. The registration of a pledge can also be applied for in conjunction with the registration of ownership. You can contact your building manager or the NLS customer service to check whether your housing company’s list of shares has already been transferred to the Residential and Commercial Property Information System and whether the registration of ownership of the apartment has also been applied for.
A pledge can be registered at the full value or a specific value of an owner apartment.
The consent of the owner or new recipient whose shareholdings are pledged must be attached to the application. The pledge is shown in the printout of owner apartments.

This is how you can apply for the registration of a pledge
- Check that the housing company’s list of shares has been transferred to the Residential and Commercial Property Information System.
- Check that the apartment has an electronic registration of ownership.
- Complete an application (in Finnish) to register a pledge for your apartment.
- Send the application and the owner’s consent to the registration of the pledge to NLS by post or via email.Please note that ordinary, unencrypted e-mail is not secure. Send documents containing confidential information by secured e-mail or Securedmail.eu.
Changing a registered pledge
A lender (pledgee) can apply for a change in a pledge registered in the Residential and Commercial Property Information System, for example, regarding its amount or priority. A registered pledge can also be removed in full.
The consent of the person whose position will decrease as a result of the change is required to change a registered pledge. Consent is not needed to remove a registered pledge when the applicant is the pledgee marked in the Residential and Commercial Property Information System. You can apply for a change in or the removal of a registered pledge by completing an application (in Finnish).
