Statistics: The number of property purchases increased in Finland in 2025

The money spent on residential properties in Finland in 2025 increased by approximately 20 per cent and totalled almost 8.4 billion euros. In sparsely populated areas, the median purchase price for properties for single-family houses increased by as much as 15 per cent. From the purchase price register, the National Land Survey of Finland compiled the real estate prices and numbers of purchases in 2025.

The number of property purchases made in 2025 increased much from 2024. The number of property purchases was 62,200 last year. That is 9.3 per cent more than in 2024. The money spent on the purchases increased by approximately 20 per cent to 8.4 billion euros from 7 billion euros the year before.

The money spent on residential properties increased by 19.7 per cent, which means 823 million euros more than the previous year.

“In 2025, the number of property conveyances increased, and particularly the number of purchases of single-family houses and holiday houses increased by 11.2 per cent compared to the year before. The numbers of purchases of unbuilt objects were also higher than the year before,” says Saara Saari, Director of Registry Services at the National Land Survey of Finland.

“Noteworthy is also the significant growth in the amount of money spent on property purchases. The property purchase prices started to increase after several challenging years,” says Saari.

Significant regional differences 

The numbers and median prices of built properties with single-family homes increased significantly in 2025. In 2025, the number of representative purchases was approximately 14,400 (+9.8% on a yearly basis). The median purchase price was 150,000 euros (+4.9% on a yearly basis).

The regional differences in purchases of single-family houses remained significant. In local detailed plan areas, the number of purchases increased by 9.8 per cent, but the median purchase price increased only a little, by 1.7 per cent.

In sparsely populated areas, the number of purchases increased almost as much as in plan areas (+9.7%), but the median purchase price increased more, by 15 per cent.

“All taken together, the numbers of purchases of built properties with single-family homes increased compared to the year before. The increase in median purchase prices was considerable, particularly outside of plan areas. Apart from Kuopio, the median prices of built properties with single-family homes increased in all other big cities,” says Saari.

Biggest growth in Ostrobothnia and Lapland 

By region, the numbers of purchases of single-family houses in local detailed plan areas increased proportionally the most in Central Ostrobothnia (28.9%), Ostrobothnia (21.6%), and Lapland (18.6%).

Last year, the most expensive purchases of single-family houses in local detailed plan areas were made in Espoo. In Kauniainen, which topped the statistics in previous years, only two purchases were made, and therefore it was excluded from the statistics.

In the Helsinki Metropolitan Area, the numbers of purchases increased the most in Vantaa (25.6%) and Espoo (20.6%). The median price in Espoo was 612,500 euros (+3.4%) and in Vantaa 368,000 euros (+3,7%). The number of purchases increased in Helsinki by 17.2 per cent, and the median price was 468,500 euros (+4%).

In the other biggest cities, built properties with single-family homes in local detailed plan areas cost on average 310,000 euros (+3,2%) in Tampere, 272,500 euros (+2,8%) in Turku, 207,000 euros (−6,8%) in Kuopio, 254,000 euros (+15.5%) in Oulu, 215,500 euros (+1.7%) in Jyväskylä, and 169,000 euros (+3.4%) in Rovaniemi.

The National Land Survey’s statistics on property purchase prices only covers properties sold as whole units on their own plots and unseparated parcels, and thus neither shares in properties or housing companies nor single-family houses on rented plots or purchases of designated shares of real property.

Sales of holiday properties increased

The year 2025 was a period of steady growth in the holiday property market. A total of 6,135 representative purchases of built and unbuilt holiday houses were completed, which was 8.9 per cent more than in 2024. The number of purchases of built holiday properties increased by 7.8 per cent and of unbuilt holiday properties by 13.7 per cent.

The number of purchases of built holiday properties with shoreline in master plan or detailed shore plan areas increased by six per cent compared to 2024, and their median purchase price was 92,000 euros (+2.2%). The number of purchases of built holiday properties with shoreline in sparsely populated areas increased by 7.4 per cent. Their median price was 74,000 euros (+5.7%).

By region, the highest number of purchases of built holiday properties with shoreline in master plan or detailed shore plan areas were recorded in South Savo, as in the previous year. In sparsely populated areas, the most purchases were completed in Pirkanmaa and Lapland. The highest median prices were found in Uusimaa and Southwest Finland. Regional differences in transaction volumes and changes in median prices were significant.
