Statistics: Numbers and prices of forest estate purchases increased in 2025

The number of forest estate purchases increased by 3 per cent and the median price by almost 10 per cent compared to 2024. The number of arable land purchases increased, but the median price decreased by 5 per cent. From the Official purchase price register, the National Land Survey of Finland compiled the prices and numbers of purchases of forest estates and arable land in 2025.

Last year, approximately 4,380 purchases of forest estates of more than two hectares that were not made between relatives were made in entire Finland. That is 3 per cent more than in the year before. As in the previous years, the largest number of forest land purchases were made in North Ostrobothnia, a total of 645 purchases. The number of purchases decreased by a few percentage points compared to the previous year. Purchases of forest estates picked up the most in South Karelia, 43 purchases, which is a 37 per cent change compared to 2024.

Median price of forest land highest of the entire 21st century

The median price of purchases of forest land was approximately 4,400 euros per hectare last year.

“The nominal median price of forest land has not been this high in the 21st century. The median price increased by amost ten per cent compared to 2024,” says Chief Expert Esa Ärölä from the National Land Survey of Finland, who has studied the statistics on purchases of forest land

The high prices for timber grades affect the market prices paid for forest estates.

“In June last year, stumpage prices reached their peak. After that, the price for timber started to decrease slightly. The effect of the decrease on the level of prices has for so far been very small,” says Ärölä.

Forest land was most expensive in Uusimaa, where the median price was approximately 6,660 euros per hectare. A hectare of forest land cost more than 6,000 euros in Kanta-Häme, Pirkanmaa, Päijät-Häme, and Southwest Finland, too. Forest land was cheapest in Lapland, approximately 1,500 euros per hectare.

In euros, the median price increased the most in Uusimaa, by more than 860 euros per hectare, and in percentage terms the most in Kainuu where the change was 21 per cent compared to the year before.

Purchases of arable land continued to pick up, prices per hectare decreased

During last year, the number of purchases of arable land of more than two hectares that were not made between relatives totalled 807. That is approximately 6 per cent more than in 2024.

As in the previous years, the largest number of purchases was made in South Ostrobothnia, a total of 164. The number of purchases increased by 13 per cent. The next most purchases were made in North Ostrobothnia, 98 purchases, and in Southwest Finland, 85 purchases.

The median price of arable land in the entire country was approximately 8,600 euros per hectare. The median price increased by 5 per cent in comparison with the year before. In mainland Finland, arable land was most expensive in Southwest Finland where the median price was approximately 12,000 euros per hectare.

“Arable land was cheapest in Kainuu, a little more than 2,300 euros per hectare. However, the median price of arable land in Kainuu is based on just eight purchases,” says Ärölä who has studied purchases of arable land.

The prices mentioned in the text are nominal prices.

The data derive from the National Land Survey's statistics on property purchase prices, which is a web service open for all. The data is updated in the web service monthly from the National Land Survey’s official purchase price register, which is compiled from notifications submitted by public purchase witnesses.
