I own a property together with another person. Why can I not sell my share?
If the registration of ownership of a property, i.e. the registration of title, is registered jointly for two persons, the share of ownership is marked on the certificate of title as following: “1/1 owner 1 and owner 2”. In this case, the owners of the property can only jointly sell or apply for a mortgage on the entire property, and one owner cannot sell or mortgage their own share.
If you want to convey or mortgage your share of a property, ask the National Land Survey to change the entry. The National Land Survey changes the ownership to specified shares (e.g. 1/2 owner 1 and 1/2 owner 2) if possible. The change is free of charge.
